In 2015, Hileman Cowley Partners and LLJ Ventures acquired this 56,000 SF building on 3.2 acres in the heart of the Burbank/Glendale Media Triangle. Occupied for nearly 20 years by the Telepictures Division of Time Warner (Extra, TMZ, The Ellen Show, Crime Watch Daily), the existing improvements include two 4,000 SF soundstages and a full suite of production and post production facilities including 19 edit bays and infrastructure to support broadcast television and streaming. In 2017 Hileman Cowley completed Phase I renovations and is currently marketing the project as a state of the art content production facility to attract next generation media and entertainment companies.

In central Hollywood, for owner Birch Tree Properties Hileman Real Estate Companies recently managed the repositioning of a 1950’s concrete tilt-up industrial building into this highly creative space that now serves as the West Coast design center for Vince, a publicly traded fashion label. Formerly a pharmaceutical warehouse and later a Time Warner Cable call center, the redesign involved opening the building with skylights to flood the interior with natural daylight and creating new indoor/outdoor spaces that flow seamlessly together. Given the high-profile makeover, the project was 100% preleased before the start of construction.

Hileman acquired 12 acres of raw land less than a mile from the Ontario International Airport in Southern California’s Inland Empire. The high-profile site was master planned for two office buildings totaling 150,000 SF, two retail buildings totaling 21,000 SF, a 136-room hotel, and a 10,000 SF restaurant pad. The goal was to bring a more upscale, Class-A aesthetic to traditional three-story, tiltup construction through creative design, high quality finishes inside and out, extensive landscaping, and signage controls. The project more than achieved this goal. It was 100 percent preleased at market-setting rents six months prior to completion, and it attracted the country’s first Aloft Hotel by Starwood.

Hileman and Pacific Coast Capital Partners (PCCP) acquired 16 acres of land with two office buildings totalling 169,000 SF located immediately adjacent to Ontario International Airport in the Inland Empire. A new master plan was developed that included extensive site modifications to create a cohesive office campus. A new six-story, 145,000 SF office building was added and entitlements were put in place for a 150-room hotel.

With partner Broadreach Capital Partners, Hileman developed this four-building office complex in downtown Phoenix around the adaptive reuse of a 28,000 SF historic school building. It included the addition of three new office buildings totaling 282,000 SF and an 806-car parking structure. Major tenants include a variety of local, state, and federal agencies.

Located in the heart of Westwood Village adjacent to ULCA, this highly technical project involved carefully inserting a new 550-seat performance theater inside an existing historic building and adding a new construction, three-story addition housing a 145-seat second stage, back-of-house production areas, dressing rooms, and office space. The design seamlessly melds old and the new architecture in this award-winning adaptive reuse project. Hileman managed all facets of the transformation on behalf of UCLA and The Geffen Playhouse.

In central Hollywood, Hileman managed a top-to-bottom renovation of a fully occupied 14-story, 206,000 SF office building along with construction of a new 35,000 SF studio, production, and office facility for the West Coast news bureau of CNN. This highly technical, $25 million project required extensive modifications to the base building to accommodate CNN’s digital broadcast requirements. Located in West Los Angeles, this five-building, 115,000 SF office complex was tired, dated, and missing out on the creative office evolution happening all around it. Following acquisition by Broadreach Capital Partners, Hileman oversaw an extensive renovation effort designed to reposition the building, targeting entertainment and post-production users. The project has consistently maintained close to 100 percent occupancy due to its eye-catching design, cool common areas, and flexible leasing program tailored toward smaller tenants.

Hileman was tasked with adding life to a struggling retail center that lacked identity as well as a sense of place, despite its location in the heart of the famous Sunset Strip. After an extensive renovation focused on graphics, lighting, and landscaping, the project was rebranded and transformed into a vibrant, high-profile retail center with brand-name lifestyle tenants, an Equinox fitness center, and well-known restaurants.
